If you decide to engage us for your project, we will visit you at your property to conduct the site survey and discuss your project brief. We can help you with your design ideas and ensure you get the best possible use of space. We then quickly start work on your planning drawings. First of all we draw up the existing property, to scale, In AutoCAD, and then we move on and start designing your scheme using your brief. We aim to issue the first draft of your plans to you within two weeks of our site visit. Your Invoice will also be issued at this time. We then have a period for you to make any further amends to the plans and we will work with you until you are happy with the design and the layout.
Once you are happy with the design and our Invoice has been settled, we can then proceed to submit your plans to your local Council to gain any necessary planning permission you need. There are many rules and regulations that determine your application type. Permitted development and larger home extension applications are great to allow for popular extensions to be built quickly and without the need for full planning permission. Planning permission is required for more complex builds. EDS are experts at knowing what type of permission your project will need and we will always get the Council to confirm this. Please note that even if your project is permitted development, you will still require planning drawings. If a Council fee is applicable, this is payable by you and not included in our pricing. We will submit your application in full and then act as your agent. Planning applications will take up to 8 weeks to reach a decision. As your agent, we are notified by your case officer if any changes are needed in order to gain an approval. We work with them to aim for an approval in every case. Once your decision is issued, you will then receive your planning pack containing the decision documents and your A1 documents.
If you take the choice to use one of our Building Regulation Packages, then we can start work on these drawings ready for when the planning permission is granted and then building work can commence immediately after your decision notice.
For commercial change of use projects you can use our fixed fee change of use planning service. These projects will require more details for the application than just the standard drawings and our prices reflect this.
New build and complex multi category projects are always bespoke to the clients needs and quoted during or after the initial meeting. Your local authority will have a pre planning application advice service and we recommend appointing us to get this detailed report from them before submitting a full application. The fees for this service from the Council is dependant on your project size. Some authorities offer free written advice.
Sometimes special structural engineering is required in addition to only steel beam design, for say a steel frame or a foundation. This is not included in the cost, although EDS do have an in-house service and can quote for the work if required.
EDS do not do build over applications for sewerage systems to local water authorities. Should further information be requested from the water authority for one of these applications it can be provided at a cost to be quoted.
Most extension projects require steel beams (to support the structure above). EDS can engineer these beams for you at a cost of £100 per steel beam.
EDS do not do steelwork connection details, including splice details. Normally this work will fall with a specialist fabricator. Steelwork lengths should be ordered from site measurements, not calculation sheets.
