Planning Application Submission


Most common projects require a planning application and permission from your local council.

Householder applications cover most single storey extensions, two storey extensions, loft conversions, garage conversions and annexes.

There are other types of planning applications including:

  • Listed Building Consent – Required for any works aimed at demolishing, altering, or extending a listed building.
  • Advertising Consent – needed to display advertisements, such as signs, hoardings, or posters.
  • Outline Planning Permission - Used to establish if a project is acceptable in principle before submitting detailed plans, often for larger developments.
  • Full Planning Permission – this applies to New Build Homes, Changing the Use of a building or larger development of access and land.

Full planning permission is usually required for Commercial projects.

Some projects fall under permitted development, and they require a Lawful Development Certificate to prove that a proposed use is lawful and does not require planning permission, or that it is permitted development.
