The Speedway Supporters Trust approached EDS to gain permission for a large complex of recreational activities including this incredible speedway track with banked hardstanding spectator seating, new parking allowing 249 spaces, a BMX track, skateboard park, rugby pitch, cricket green and volleyball pitches. In terms of site proposals, it doesn’t get much bigger or better than this!
EDS are based in Derby City Centre, so we are often approached by City developers, particularly bars and restaurants. Here, we gained change of use and signage consent for this Estate agent to become one of the City’s latest up and coming bars. The interior totally transformed into a smart, trendy cocktail space. We love working on these projects and seeing the vision come to life for the client, improving the City high street and popping in for a drink!
EDS gained full planning permission for this large 9-bedroom dwelling to be transformed into a Nursing Home. The interior floorplans show the detail needed for such an application and we worked hard with the Authorities and Healthcare specialists to ensure the criteria was met for the future residents.
With this developer, the brief was clear. Change of use from Offices (Use class A2) to become 10x flats (Use class C3) of 1-3 bedrooms for young professionals. The large Victorian building required a specialist package from EDS to include, Sustainability Statements, Fire Safety Regulations, Heritage Statement, Design and Access Statement, Community Infrastructure Levy, Biodiversity Report and Parking Plans. A bespoke package with an impressive floorplan designed by our Architectural Technologist who has a specialisation on the heritage side.
Sites like this which sometimes do not fall in development areas can be challenging when working with planners to get renovations passed in a sustainable manner.
